Pierce County's houses and what they sell for

Pierce County runs from Tacoma's old neighborhoods on Commencement Bay out to farm towns at the foot of Mount Rainier. The Census Bureau puts the county's median year built at 1986, with 42.2% of homes built before 1980 and 29.2% built in 2000 or later.

Prices here sit well below King County's, and Zillow's typical home value for Pierce County was $564,102 in August 2026, up 0.3% over the year, and the Census Bureau's five-year survey puts the median owner-estimated value at $526,600. One is Zillow's model of current values and the other is what owners reported to the Census, so they're never used in place of each other.

Most of the older housing is in Tacoma and the ring right around it, Lakewood and Parkland among them. South Hill above Puyallup, Bonney Lake, Frederickson and Graham filled in later with subdivisions, and plenty of the rural houses past Graham and toward Eatonville sit on acreage with a well and a septic tank. About 65.2% of the county's homes are single-family detached houses, and 4.5% are manufactured or mobile homes.

Around 64.7% of homes are owner-occupied, so a good share of Pierce County houses are rentals. A rental sale goes more smoothly when the lease, the deposit and the tenant's plans are sorted out first, and the guide to selling with tenants covers the notice rules.

Probate in Pierce County

Pierce County Superior Court handles probate in the County-City Building on Tacoma Avenue South, and the clerk's office in Room 110 takes the filings. A Gig Harbor or Eatonville estate opened in Pierce County goes to the same courthouse as one from Tacoma, since the county has a single Superior Court.

How to sell my house fast in Pierce County with an estate

The person the court appoints as personal representative is the seller. Where the court has granted nonintervention powers, that person can accept an offer and close without coming back to a judge to approve the price (RCW 11.68.090). Families who live out of state can usually handle the signing with a mobile notary and the title company, so nobody has to fly in for the closing.

Washington exempts a sale by the personal representative from the seller disclosure statement (RCW 64.06.010), which matters when the house belonged to a parent and nobody else knows how old the roof is. The septic report described below still applies to an estate house on septic, because the health department's rule covers every sale. The inherited house guide explains the rest of the process.

Pierce County's tax sale timeline

Pierce County combines its assessor and treasurer in a single office, the Assessor-Treasurer, and that office runs the county's tax foreclosure auction. The auction is held online through Bid4Assets once a year, and it covers property where tax has gone unpaid for three years or more.

Three years of unpaid tax is the point where the treasurer can issue a certificate of delinquency and begin a tax foreclosure (RCW 84.64.050). Before the auction there is a redemption deadline, and an owner who pays everything owed by then keeps the house out of the sale. The card below shows the deadline and the auction date while both are ahead.

A house on septic needs a Report of System Status from the Tacoma-Pierce County Health Department before it sells. Health department rule

Unpaid tax shows up more often on houses without a mortgage, because a lender that keeps an escrow account pays the tax bill itself. The usual cases are a paid-off house whose owner fell ill, an inherited house that sat empty while the family sorted things out, or a rental between tenants. In each one the fix is the same: get the current amount due from the Assessor-Treasurer and decide whether to pay it or sell before the deadline.

A sale before the redemption deadline pays the back tax, interest and penalties out of the proceeds, along with a mortgage, a judgment or any other lien on the title. For a house on septic, start the septic report at the same time as the sale, since a failed inspection has to be fixed before closing and the redemption deadline won't move to wait for it.

Rules that apply when you sell here

Two Pierce County rules reach a sale directly. The Tacoma-Pierce County Health Department wants a septic report before a house on septic changes hands, and the river valleys below Mount Rainier are mapped as lahar-hazard zones by the United States Geological Survey.

The septic Report of System Status

Do you need a septic inspection to sell a house in Pierce County? Yes, if the house is on a septic system. The Tacoma-Pierce County Health Department requires a Report of System Status before the sale, whether you list the house or sell it for cash, and whether it's in Tacoma, Gig Harbor or out past Graham. The work is done by a septic company the health department has certified. They pump the tank, inspect the system and send the report in, and the health department aims to finish its review within 10 business days. An approved report is good for a year, so a seller who isn't sure of the timeline can order it early and still use it. If the inspection finds a broken baffle or a failing drainfield, the repair has to happen before closing, whoever ends up paying for it. Ask the company for the pumping records too.

Houses on city sewer skip this step entirely. If you aren't sure which you have, look for a sewer charge on the utility bill, or ask the health department whether it holds a septic record for the address.

What to gather before a Pierce County sale

A short folder saves time later: the most recent tax statement from the Assessor-Treasurer, the septic report or the name of the company that last pumped the tank, the mortgage lender's payoff figure, and any permits or receipts for a roof, furnace or water heater. For an estate, add the letters the court issued to the personal representative. None of it is needed for the first visit, and anything missing can be ordered while the sale is under way.

Lahar-hazard zones in the Puyallup River valley

The United States Geological Survey has mapped the lahar-hazard zones that run down the Puyallup River valley from Mount Rainier. Its study found that Puyallup has the most people and property inside the zone, while Fife, Orting and Sumner have the highest share of their towns inside it. A buyer in any of those towns may ask whether a house sits inside the mapped zone.

Cities and towns we cover in Pierce County

Ideal Home Sale buys houses throughout Pierce County. Tacoma and Auburn have their own pages, and the rest of the county is covered here: Lakewood, University Place, Puyallup, Bonney Lake, Gig Harbor, Edgewood, Fife, Sumner, DuPont, Orting, Spanaway, Parkland and Graham.

Tacoma is the county seat and has the county's oldest and most varied housing, from North End foursquares to South Tacoma ramblers. Auburn is mostly a King County city whose southern edge crosses into Pierce, so a seller there should check the assessor's parcel lookup before anything else: the parcel's county decides the treasurer, the recorder and whether this county's septic rule applies.

Lakewood and DuPont border Joint Base Lewis-McChord. A service member who owns a house there and gets orders to a new base has a report date to meet, and an owner who can't be here to manage a listing, a repair list or a tenant often wants a sale that can be handled from far away, with the signing done by a mobile notary or a title office near the new post.

Across the Tacoma Narrows Bridge, Gig Harbor gives way to the Key Peninsula, which is mostly rural. A house out there on its own well and septic system needs the same health department report as any other septic house in the county, and it's worth finding the well log and any water test before a buyer asks for them.

For a Pierce County seller the repair line often includes the septic. Add any septic repair the report calls for, the roof and moss work, and the monthly cost of holding the house while it's listed, then take that total from the listing column before you compare it with a written cash offer for the house as it is.

Jason can show you a written cash offer when the house is a fit, and what a listing would likely net when the house is ready for one. The how-it-works page lays out the visit, the paperwork and the closing. Jason Bryant is a licensed broker with Windermere Real Estate (license 101377).

Questions sellers ask

Where is probate handled for a Pierce County house?

At Pierce County Superior Court in the County-City Building, 930 Tacoma Avenue South in Tacoma. Filings go to the clerk in Room 110; it is the county's only Superior Court.

How long does the Pierce County septic report take?

Allow for the pumping and inspection, then the health department's review, which it aims to finish within 10 business days. The report stays valid for a year, so it can be ordered before you've decided how to sell.

Where does Pierce County hold its tax sale?

It runs online, on Bid4Assets, once a year. The Assessor-Treasurer posts the redemption deadline and the auction date on its tax foreclosure page, and the card on this page shows them while they're ahead.

Are Pierce County home values rising?

Zillow's twelve-month change for the county was up 0.3% as of August 2026. Values differ a lot between Tacoma, Gig Harbor and the rural south county, so the county figure is only a starting point.

Do you buy houses in Puyallup, Orting and Sumner?

Yes. They don't have their own pages yet, but they're part of the area served, along with Bonney Lake, Fife, Lakewood, Spanaway and the rest of the county.

Can you buy my house if I've been ordered to another base?

Yes. We can walk the house with you or with someone you trust, and the closing paperwork can be signed wherever you are through a mobile notary or a title office.
