King County by the numbers
Each figure below names its source and its month, from data refreshed on .
What King County houses are like, and what they're worth
King County has the highest home values of the five counties Ideal Home Sale covers. Zillow's typical home value for the county was $835,385 in August 2026, down 2.0% from a year earlier. The Census Bureau's five-year survey gives a separate figure, a median owner-estimated value of $859,900, and the two stay apart on this page because they measure different things.
The houses span a long stretch of years. The median King County home was built in 1983, 45.5% of homes date from before 1980, and 29.5% went up in 2000 or later. Seattle and older inner suburbs such as Burien and Shoreline have many of the prewar and postwar houses, while Covington, Maple Valley and the Sammamish plateau are mostly newer subdivisions.
Ownership is lower here than in the counties to the north and south. Only 55.4% of King County homes are lived in by their owners, and 50.0% of housing units are single-family detached houses. Plenty of the houses that come up for sale are rentals, some with a tenant still living there, and a tenant changes both the notice an owner has to give and the date a sale can close.
Price also changes the math of repairs. A new roof, a sewer line or a rewired panel costs about the same in Kent as in Kirkland, but at King County prices a seller is weighing those bills against a much larger excise tax and commission. The worked example near the end of this page runs those figures at the county's typical value.

Probate in King County
King County Superior Court hears probate through its ex parte and probate department, which has two homes: the King County Courthouse on Third Avenue in downtown Seattle and the Maleng Regional Justice Center on Fourth Avenue North in Kent. A petition opens the case, and the court appoints the personal representative who will sign for the estate.

How to sell my house fast in King County during probate
Once the court has issued letters, the personal representative can put the house under contract. If the court also granted nonintervention powers, the house can usually be sold without asking a judge to approve the price (RCW 11.68.090), so the sale doesn't have to wait for a hearing date.
Can a King County house be sold before probate is finished? Usually, yes. The estate can stay open while the house sells, as long as the court has appointed a personal representative with the authority to sign. That person signs the purchase agreement and the deed, the title company pays off the mortgage and any debts recorded against the house, and the rest of the money goes into the estate's account while the case carries on. Creditors still get their claim period, and the heirs are paid once the estate's bills are settled. In King County the house itself is often the harder part. Many estate houses come with a full basement, forty years of belongings and repairs nobody got to, and the family lives in another city or another state. Selling the house as it stands lets the family skip the cleanout and the contractors, and the personal representative signs only once.
A sale by the personal representative is one of the few that Washington exempts from the seller disclosure statement (RCW 64.06.010). That helps when nobody in the family lived in the house recently enough to answer questions about the roof or the plumbing. The guide to selling an inherited house covers the letters, the creditor notice and the family decisions in more detail.
King County's tax sale timeline
The King County Treasury collects property tax for every city in the county, Seattle included, and it runs the county's tax foreclosure auction. Getting from a missed payment to that auction takes years, and the owner can pay what's owed, or sell, at any point before the sale.
The clock starts with the first unpaid half. After three years of delinquency, the treasurer can issue a certificate of delinquency, the step that begins a tax foreclosure (RCW 84.64.050). Each year's King County auction covers the oldest unpaid years, and the owner can still redeem by paying everything due up to the day before the auction.

King County Treasury, tax foreclosures
King County's 2026 auction covered taxes from 2022 and earlier, and an owner could redeem up to the day before it (RCW 84.64.050 sets the three-year trigger).
The next sale date isn't posted yet. The treasurer's page lists it once it is.
The auction happens once a year on a date the treasury sets each time, so no date is printed in this paragraph. When the next one is posted, the county card on this page shows it until the day has passed, and the treasury's tax foreclosure page has the list of parcels.
Selling before the auction lets the owner choose the buyer and the price. The back taxes, interest and penalties come out of the proceeds at closing, together with any other liens, and the title company pays each one off before the seller is paid.

Rules that apply when you sell here
Most rules for selling a King County house are statewide. Two local ones come from the land: Seattle's mapped steep slopes and landslide-prone ground, and the Snoqualmie Valley, which saw record flooding in December 2025. Landlords in Seattle also have a city ordinance on top of the state's notice rule.
Seattle's steep slopes and landslide-prone areas
The City of Seattle maps landslide-prone and steep-slope areas as environmentally critical areas, and building or grading work on a parcel inside one needs a geotechnical review. For a seller, that shows up two ways. A buyer planning an addition or a new foundation will price in the engineering, and an old retaining wall or a drainage problem on the slope is likely to come up on the inspection.
Flooding in the Snoqualmie Valley
East of the Sammamish plateau, the Snoqualmie River runs past Duvall and Carnation across a wide, flat valley floor. In December 2025 the river set flood records in parts of the valley, and Duvall declared a state of emergency. If you're selling a valley house, gather any flood insurance policy, elevation certificate and repair receipts from that winter before a buyer asks for them.
Tenants in a King County rental
Washington requires at least 90 days' written notice to end a tenancy when the owner plans to sell a single-family house (RCW 59.18.650). Seattle's Just Cause Eviction Ordinance also calls for 90 days in that case, so a Seattle landlord follows both. When the tenant pays on time and the buyer is happy to keep the lease, the sale can close with the tenant still at home and no notice at all.

Cities and towns we cover in King County
Ideal Home Sale buys houses across King County. Six of its cities have a page of their own with local numbers, and the rest are covered here, including Bellevue and the Eastside, Renton, Federal Way, SeaTac and Tukwila to the south, Shoreline and Kenmore to the north, and Enumclaw and Maple Valley toward the foothills.
Each city page goes deeper. Seattle has many of the oldest houses and steepest lots, Kent spreads from the valley floor up to East Hill, Des Moines sits on the Sound south of the airport, and Covington is one of the county's newer cities, built mostly as subdivisions.
Two cities cross a county line. Auburn lies mostly in King County with its southern edge in Pierce County, and Bothell is split with Snohomish County. In either one, look the parcel up with the county assessor before anything else, since the parcel's county decides which treasurer collects the tax and where the deed is recorded. The probate court is the estate attorney's choice.
Carnation and the Snoqualmie Valley
Carnation is the valley's small farm town, where the Tolt River joins the Snoqualmie. It's too small for a page of its own, so it's covered here. Zillow's typical home value in Carnation was $979,198 in August 2026, down 1.0% over twelve months and above the county figure. The Census Bureau's small-town estimate, which carries a wide margin at this size, has about 81.4% of homes lived in by their owners. Because the December 2025 flooding reached the farmland around town, any Carnation buyer will ask about water, and the answer goes better with the paperwork in hand.

Cash sale or listing in King County
For example, take a house at King County's typical home value, $835,385 (Zillow, August 2026). Washington's graduated excise tax on that price comes to about $9,748, the local 0.5% adds about $4,177, and every 1% of commission you agree to costs another $8,354.
| List it | Take a cash offer | |
|---|---|---|
| Price | $835,385 | Your written offer |
| State excise tax | $9,748 | The same graduated rate, on the offer |
| Local excise tax (0.5%) | $4,177 | 0.5% of the offer |
| Commission | $8,354 for each 1% you agree | No listing commission |
| Repairs, prep, months on the market | Your bids and your monthly costs | Priced into the offer |
The rows without figures are the ones only you can fill in. Get a price for the roof or the side sewer if either looks tired, total your mortgage, tax, insurance and utility bills for each month the house might sit listed, and take both off the listing column. What's left is the number to hold up against a written cash offer.
Jason can work out both columns for your own house: a written cash offer when it's a fit, and an estimate of what a listing would leave you when it's ready to list. The how-it-works page shows each step, from the first call to the title company. Jason Bryant is a licensed broker with Windermere Real Estate (license 101377).

Questions sellers ask
Which courthouse handles probate for a King County house?
King County Superior Court's ex parte and probate department, which works out of the courthouse at 516 Third Avenue in Seattle and the Maleng Regional Justice Center at 401 Fourth Avenue North in Kent. The court's procedures page explains filing at each.
When is the next King County tax sale?
The treasury holds one auction a year for property with three or more years of unpaid tax, and it sets a new date each time. Once the next date is posted, the county card on this page shows it for as long as it's still ahead.
Which way are King County home prices moving?
Zillow's typical home value for King County was $835,385 in August 2026, down 2.0% over twelve months. Prices differ a lot from Seattle to Enumclaw, so the city pages give a closer read for a particular house.
Do you buy Seattle houses that need a lot of work?
Yes. Older Seattle houses with original wiring, a failing side sewer or a damp basement are the kind Ideal Home Sale looks at most, and nothing has to be repaired or cleaned before the walkthrough.
Can I sell a King County rental while the tenant lives there?
Yes. The buyer can take over the lease, or the landlord gives the 90 days' written notice that state law requires for selling a single-family home. A Seattle rental also falls under the city's Just Cause Eviction Ordinance, which asks for the same 90 days.
Do you buy houses in Carnation and Duvall?
Yes, and in the rest of the Snoqualmie Valley. If the house took on water in the December 2025 flood, mention it on the first call, since it affects the price and what a buyer will want to see.
