Skagit County by the numbers
Each figure below names its source and its month, from data refreshed on .
Skagit County's houses and what they sell for
Skagit County is about 131,328 people spread from Anacortes on Fidalgo Island, across the farmland around Mount Vernon and Burlington, and up the river into the foothills of the North Cascades. Its median home was built in 1986, and 42.2% of homes were built before 1980.
Zillow's typical home value for Skagit County was $578,908 in August 2026, up 1.2% over twelve months. The Census Bureau's survey has the median owner-estimated value at $545,100. The first is a model of what homes are selling for and the second is what owners said their homes were worth, so the two are listed separately.
This is a county of houses more than apartments: 73.1% of homes are single-family detached and 70.1% are lived in by their owners. Older farmhouses and the outbuildings around them sit across the flats, many on septic and some on a private well, and Mount Vernon and Sedro-Woolley have older houses close to their downtowns.
A farmhouse that has been in a family for decades can come to market with a long list: an old foundation, knob-and-tube wiring in part of the house, a roof over a roof, and a barn nobody has used in years. That kind of house can still sell, and selling it as it stands puts the repair list on the buyer.

Probate in Skagit County
Skagit County's probate cases are filed at the Superior Court on West Kincaid Street in Mount Vernon, the county seat. An estate opened in Skagit County, from Anacortes, La Conner or Marblemount, goes to that one courthouse, and the court appoints a personal representative to manage the estate and sign for it.

How to sell my house fast in Skagit County when it's inherited
When the court gives the personal representative nonintervention powers, the house can usually be sold without a judge signing off on the price (RCW 11.68.090). That lets the estate move as soon as the family agrees, whether the plan is to list the farmhouse, sell it for cash or keep it for a while.
Rural estates bring their own chores. Acreage may include equipment, fuel tanks or a shop full of tools, and the family has to decide what to sell, keep or haul away before closing. If the house took water in December 2025, the estate will want whatever records exist from that winter. The guide to selling an inherited house sets out the order of the steps.
Skagit County's tax sale timeline
The Skagit County Treasurer collects property tax and once a year holds the county's tax foreclosure and tax title sale. Property becomes eligible when tax has gone unpaid for three years or more, and the treasurer's tax title page lists the sale and its terms when one is scheduled.
Under state law, three years of delinquent property tax lets the county treasurer issue a certificate of delinquency, which is how a tax foreclosure begins (RCW 84.64.050). Skagit County's posted information gives no exact date, so the card below carries the rule and a link to the treasurer.

Skagit County Treasurer, tax title sales
The Skagit County Treasurer holds a yearly tax foreclosure and tax title sale for property three or more years behind (RCW 84.64.050).
The next sale date isn't posted yet. The treasurer's page lists it once it is.
An owner can pay the full amount and keep the property out of the sale, and a closed sale does the same thing by paying the tax from the proceeds. The treasurer's tax title page is the place to confirm what's owed and when the next sale is planned. Liens from a contractor, a court judgment or a second loan are paid at the same closing.

Rules that apply when you sell here
Two things set a Skagit County sale apart. The county's FEMA 100-year floodplain map covers much of the lower valley, and 6.9% of the county's housing is manufactured homes, which follow their own title rules.
Houses in the Skagit River floodplain
Can you sell a house in the Skagit River floodplain? Yes. The county's FEMA 100-year floodplain map takes in the west side of Mount Vernon, the south side of Sedro-Woolley and towns from the delta up to Concrete, and in December 2025 the county ordered evacuations of the floodplain. A buyer using a mortgage on a house in a mapped flood zone will usually be required to carry flood insurance, so the first questions are about the policy, the premium and whether the house has an elevation certificate. The second set is about history: did water reach the house in December 2025, what was repaired, and was a claim paid. Write those answers down before you list or call anyone. A house with flood damage that was never fixed is harder to finance, and a cash buyer who prices the repairs in is often the simpler route for that house.
Manufactured homes in Skagit County
About 6.9% of Skagit County's housing is manufactured or mobile homes, well above King County's 1.4%. Before selling one, find out whether it's titled with the Department of Licensing as personal property or recorded with the county as real property, and whether you own the land under it or rent a space in a park. Those two answers decide who can buy it and how the sale is papered, and the property types page explains how each kind is looked at.
Selling a farm rental or a house with tenants
About 29.9% of the county's homes are rented, farm rentals among them. To sell a single-family house empty, a Washington landlord gives at least 90 days' written notice ending the tenancy (RCW 59.18.650), and a buyer willing to keep the tenant can make that notice unnecessary.

Cities and towns we cover in Skagit County
Ideal Home Sale buys houses in every part of Skagit County. Mount Vernon, Burlington, Sedro-Woolley and Anacortes are the larger towns, and none has its own page yet, so they're all covered here along with the small towns of the delta and the upper river.
Mount Vernon, the county seat, runs along both banks of the river, and its west side is inside the mapped floodplain. Burlington sits just to the north on the flats, Sedro-Woolley is the last larger town before the river valley narrows, and Anacortes, out on Fidalgo Island, is the ferry town for the San Juan Islands. For the rest of the region, the page listing every county and city we cover has the full picture.
The delta towns: La Conner and Conway
La Conner is a small waterfront town on the Swinomish Channel at the edge of the tulip fields. Zillow's typical home value there was $455,246 in August 2026, down 4.4% over twelve months, and the town appears on the Skagit River's FEMA 100-year floodplain map. A buyer looking at one of its older houses or cottages near the channel will ask about flood history and the foundation.
Conway is a farming community at the south end of the valley, next to Interstate 5 and the South Fork of the Skagit. It's too small for any reliable housing statistics, so none are given here. It is listed on the same floodplain map. Houses around Conway are mostly rural, and for one on its own well or septic system, a buyer will want both documented.
Up the river: Concrete and Hamilton
Concrete sits up State Route 20 where the Baker River meets the Skagit, a town named for the cement plants that once ran there. Zillow's typical home value in Concrete was $256,634 in August 2026, well below the county figure, and the Census Bureau's small-town estimate, which has a wide margin at this size, puts the median home's build year at 1960. Houses that old often need a roof, a furnace and plumbing at the same time.
Hamilton is a small river town between Sedro-Woolley and Concrete, and the FEMA floodplain map lists it as well. Zillow publishes no home value for Hamilton. The Census Bureau's small-town estimate, again with a wide margin, counts about 14.3% of its homes as manufactured or mobile homes, so the title and land questions above come up often there.

Cash sale or listing in Skagit County
For example, start from Skagit County's typical home value, $578,908 (Zillow, August 2026). The state's excise tax at that price comes to about $6,465, the table's 0.5% local tax adds about $2,895, and each 1% of commission is $5,789.
| List it | Take a cash offer | |
|---|---|---|
| Price | $578,908 | Your written offer |
| State excise tax | $6,465 | The same graduated rate, on the offer |
| Local excise tax (0.5%) | $2,895 | 0.5% of the offer |
| Commission | $5,789 for each 1% you agree | No listing commission |
| Repairs, prep, months on the market | Your bids and your monthly costs | Priced into the offer |
In the valley, the repair row can include flood work, a septic fix or a foundation, and a listing in winter can sit longer than one in spring. Put your own bids and monthly costs into the listing column, then set the result beside a written cash offer.
Jason can give you both: a written cash offer when the house is a fit, and an honest listing estimate when it's ready to list. Each step, from the visit to the title company, is on the how-it-works page. Jason Bryant is a licensed broker with Windermere Real Estate (license 101377).

Questions sellers ask
Where is probate filed for a Skagit County house?
At Skagit County Superior Court, 205 West Kincaid Street in Mount Vernon. It is the county's only Superior Court, and the personal representative it appoints signs the sale.
When is the Skagit County tax sale?
The treasurer holds a tax foreclosure and tax title sale once a year for property three or more years behind, and posts it on the treasurer's tax title page. No date is printed here, so check that page for the next one.
Will a flood in December 2025 stop me from selling?
It won't stop a sale, though it changes what a buyer asks about. Have the flood insurance policy, any elevation certificate and the record of what was repaired ready, and say on the first call whether water reached the house.
Do you buy houses in La Conner, Concrete and Hamilton?
Yes, along with Conway and the rest of the county. Small towns don't get their own pages, but the walkthrough and the written options are the same as anywhere else.
Do you buy manufactured homes in Skagit County?
They're looked at case by case, and the land matters most: one on land you own is the simpler sale. Know whether it's titled as personal property or recorded as real property before you call.
Are Skagit County home values going up?
Zillow's twelve-month change for Skagit County was up 1.2% as of August 2026, with a typical value of $578,908. Small towns move differently: La Conner's figure was down 4.4% over the same stretch.
