Thurston County's houses and what they sell for

Thurston County is the state capital and the towns around it, home to about 299,067 people. Much of its housing is fairly new: the Census Bureau puts the median year built at 1991, and 34.6% of homes went up in 2000 or later, more than the share built before 1980, which is 33.8%.

Zillow's typical home value for the county was $524,886 in August 2026, up 0.3% over the year. The Census Bureau's five-year survey puts the median owner-estimated value at $480,300. Those two numbers answer different questions, one modelled from sales and one reported by owners, and this page keeps them separate.

The older houses are mostly in Olympia, around the Capitol campus and downtown, and in the original parts of Tumwater. Lacey grew outward from the 1960s, and the newest subdivisions are out toward Yelm, where most homes were built after 2000. Out past the towns, a lot of houses sit on a few acres of trees with a well and a septic system.

Age changes what a seller is dealing with. An older Olympia house may have a basement that takes on water, plaster walls and wiring from several decades, while a 1990s house in Lacey is more likely to need its first roof replacement, a new furnace and windows whose seals have failed. Newer houses near Yelm usually need the least work of the three.

About 67.7% of homes are lived in by their owners and 66.9% are single-family detached houses. The rest of the market is a mix of rentals, apartments near the colleges, and manufactured homes, both in parks and on private land. A landlord selling a rented house has notice rules to follow, which the guide to selling with tenants explains.

Probate in Thurston County

Thurston County Superior Court hears probate at its Lakeridge Drive Southwest campus in Olympia, in Building 2. An estate opened in Thurston County, from Rochester to Rainier, is filed there, and the court names a personal representative who has the legal authority to sell the house.

An estate that includes a manufactured home in a park has one more party to deal with. The lot rent keeps coming due while the estate is open, and the personal representative will need the park manager's cooperation to show and sell the home, so it helps to contact the office early and ask what the park requires from a buyer.

How to sell my house fast in Thurston County after a death in the family

With nonintervention powers, the personal representative can sell the house without the court approving the price (RCW 11.68.090). That's the usual route when the heirs agree, and it means the sale can be scheduled around the family rather than a court calendar.

Creditors run on their own clock. When the personal representative publishes and gives notice, most claims have to be presented within four months of the first publication, and without notice creditors generally have up to 24 months after the death (RCW 11.40.051). The house can still sell while that window is open, with the proceeds kept in the estate until claims are settled. The inherited house guide covers the order of the remaining steps.

Thurston County's tax sale timeline

The Thurston County Treasurer runs the county's real property foreclosure and tax sale, held online through Bid4Assets. It covers parcels where property tax has gone unpaid for three years or more, and the treasurer's foreclosure page lists the tax years each sale includes.

Three years of unpaid tax is the statutory trigger. After that the treasurer can issue a certificate of delinquency and begin a tax foreclosure (RCW 84.64.050). The card below shows the next scheduled sale while it is still ahead, and the treasurer's page has the parcel list and the payment instructions.

Thurston County's next foreclosure sale, for taxes from 2023 and earlier, is set for January 11-12, 2027 on Bid4Assets (RCW 84.64.050).

Next tax foreclosure sale (Bid4Assets): .

Paying the full amount before the sale takes a parcel off the list, and so does a sale of the house that closes first, since the title company pays the back tax, interest and penalties from the proceeds. A mortgage, a judgment or a contractor's lien comes out of the same closing.

Rules that apply when you sell here

The rules that reach a Thurston County sale are mostly statewide, and three are worth knowing here: the title of a manufactured home, the signatures a married or separating couple needs, and the excise tax schedule that changes at the start of 2027.

Selling a manufactured home in Thurston County

Can you sell a manufactured home in Thurston County? Yes, and with 8.1% of the county's housing in manufactured or mobile homes, it's a common sale here. The first thing to pin down is the land. A manufactured home on land you own, whose title has been eliminated and recorded with the county as real property, sells much like any house. One that's still titled with the Department of Licensing is personal property, and if it sits on a rented space in a park, the buyer is buying the home and taking on the park's lease, which usually needs the park's approval. Lenders treat the two differently, which changes who can buy. Before you call anyone, find the title or the county recording, the park's rules if there is a park, and the year and size of the home, which is usually printed on the data plate inside a cabinet or closet. With those in hand, Jason can say quickly whether it's a fit.

Rentals with a tenant in place

An owner who wants a rented single-family house vacant for the sale must give the tenant at least 90 days' written notice (RCW 59.18.650). A rental can also sell with the tenant staying on, and then the buyer takes over the lease and the deposit at closing. Either way, start with a copy of the lease and a record of the rent paid.

Married, divorcing or separated owners

In Washington, both spouses generally have to sign the deed to sell community real estate, unless a court order says otherwise (RCW 26.16.030). That applies even when only one name is on the title, so a couple in the middle of a divorce should settle who signs, and how the proceeds are split, before accepting an offer.

The excise tax schedule changes in 2027

Washington's real estate excise tax is graduated, and the price thresholds for each rate move up for sales that close on or after January 1, 2027 (RCW 82.45.060). The worked example below uses whichever schedule is in force on the day this page is built, so the figure will shift a little after the change.

Cities and towns we cover in Thurston County

Ideal Home Sale buys houses all over Thurston County. Olympia, Lacey, Tumwater and Yelm are the larger towns, and Tenino, Rainier, Bucoda and Rochester fill out the south county. None of them has a page of its own yet, so this page covers the whole county.

Olympia has the oldest houses, many of them craftsman and mid-century homes on the hills around downtown and Budd Inlet. Lacey and Tumwater are mostly ramblers, split-levels and newer subdivisions. Yelm, near the Nisqually River, is the newest of the four and still growing.

South of Tumwater the county turns rural. Tenino grew up around its sandstone quarries, Bucoda and Rainier are small towns with older houses on larger lots, and Rochester and Grand Mound sit near the Chehalis River close to the Lewis County line. Houses out there are more often on acreage, with outbuildings, a private well and a long driveway that a buyer will want to see in winter.

Lacey and Yelm also sit close to Joint Base Lewis-McChord, so some sellers here are service members who've received orders. For an owner who's already moved, or about to, the walkthrough can be done with a family member or a property manager, and the closing papers can be signed remotely through the title company. The full list of counties and cities is on the page for every place we cover.

Cash sale or listing in Thurston County

For example, take a house at Thurston County's typical home value, $524,886 (Zillow, August 2026). Washington's graduated excise tax on that price is about $5,774, the 0.5% local rate in the table adds about $2,624, and every 1% of commission costs $5,249.

What the table can't know is your house. Price the obvious repairs, add the mortgage, taxes, insurance and utilities for the months a listing might take, and subtract them from the listing column. Then put that figure next to a written cash offer for the house as it stands.

Jason can lay out both for a Thurston County house: a written cash offer when it fits, and what a listing would likely leave you when it's ready to list. The how-it-works page explains the visit, the offer and the closing. Jason Bryant is a licensed broker with Windermere Real Estate (license 101377).

Questions sellers ask

Where is probate filed for a Thurston County house?

At Thurston County Superior Court, 2000 Lakeridge Drive Southwest, Building 2, in Olympia. It is the county's only Superior Court, and the personal representative it appoints signs the sale.

When is Thurston County's next tax sale?

The treasurer schedules the sale on Bid4Assets and posts it on its foreclosure and tax sale page. The card on this page shows the next date for as long as it's ahead.

Do you buy mobile homes in a park in Thurston County?

Sometimes. A home on a rented park space is a different sale from one on owned land, since the park usually has to approve the buyer and the lease. Tell us the park, the lot rent and the home's year when you call.

Do you buy houses in Yelm, Tenino and Rochester?

Yes. The whole county is in the area served, including the rural south county and the towns along the Nisqually and the Chehalis rivers.

Are Thurston County home values going up or down?

Zillow's twelve-month change for Thurston County was up 0.3% as of August 2026, with a typical value of $524,886. For a single house, its condition and street tell you more than that county figure.

Can I sell if my spouse and I are separating?

Yes, once you've agreed who signs. Washington generally needs both spouses on the deed for community property, so work that out, with your attorney if you have one, before you accept an offer.
